Vinyl is the most common choice in the region for good reason: it is affordable, it does not need paint, and modern profiles look far better than the products from twenty years ago.
Fiber cement costs more up front and weighs considerably more, but it holds paint beautifully and stands up to coastal exposure. On homes with significant architectural detail, it is usually the better long-term investment.
Wood remains the right answer for historic properties and for owners who want a specific look. It asks for maintenance on a schedule, and it rewards that maintenance with a finish nothing else matches.
On color, darker tones have gotten far more stable in recent years, but they still run hotter. On a south-facing wall, check that the manufacturer rates the color for that exposure.
